STAGE 1 — APPLICATION & INTAKE

Rental Application

Primary document collecting personal info, rental history, employment, and income. The foundation of your screening process.

Consent to Background and Reference Check

Written authorization required before running any credit or background check. Protects you legally under the FCRA.

Application Screening Fee Receipt

California law requires an itemized receipt for any screening fee. Must not exceed actual screening costs.

Tenant References

Collect and document prior landlord contacts and personal references before making your final decision.

STAGE 2 — DISCLOSURES & HOLDING DEPOSIT

Disclosures by Property Owner(s)

Mandatory CA disclosures before signing — lead paint, mold, death on premises, and AB 1482 status. Failure to disclose voids your lease.

Receipt and Holding Deposit Agreement

Documents deposit amount and terms. Specifies what happens if the applicant withdraws or you select someone else. Always put this in writing.

STAGE 3 — DISCLOSURES & HOLDING DEPOSIT

Notice of Denial Based on Credit Report and Other Information

Federally required adverse action notice under the FCRA. Must be provided to any applicant denied tenancy based on a consumer report. Includes the name and contact info of the reporting agency used. Failure to provide this notice can result in federal penalties.
